OKLAHOMA CITY - Another downtown area is set to be transformed.

As officials finish demolishing Stage Center, the area directly south of the landmark will also get a makeover.

Officials are still deciding how they want to transform the space.

"They're interested in a mix use office, possibly residential. Everybody recognizes there's going to be the need for quite a bit of structured parking," said Cathy O'Conner, President of the Oklahoma City Urban Renewal Authority.

Since several non-profit organizations are located in the space, the City will require developers to help the non-profits move into new offices.

"That's something that we were really sensitive about in the request for proposals. Moving's never easy and for a small non-profit organization it can be expensive and something they definitely don't have in their budget," said O'Conner.

The 47-year-old Festival of the Arts will also have to be moved due to the changes.

"We're working with the Arts Council to try to identify a new location for the festival downtown and there's several different options that we're evaluating right now. Hopefully we will be making a decision about that in the next couple of months." said O'Conner.

Once the new Riverfront Park is finished, the City hopes it will become the permanent home to the Festival of the Arts.

O’Connor said this area of town will be an exciting transition between the Myriad Gardens, the Oklahoma City Boulevard, and the future convention center.

"It probably is the best development parcel in downtown right now," said O’Connor.

The deadline for proposals to the area is October 6th.

They hope to have a new developer announced by the end of the year.
