OKLAHOMA CITY - When it comes to selling your home, summer seems like the perfect time to put your house on the market.
While many sellers are interested in getting the best offer, a sale can crumble if your home doesn't appraise for what the buyer offers.
Things that will affect an appraisal include soiled carpeting, marks on walls or cabinets, overgrown landscaping and leaky faucets.
In order to provide a boost to your appraisal, point out positive improvements to the neighborhood, have a list of 'comps' on hand for your appraisal and keep a list of upgrades you've made.
Also, peeling paint must be removed from homes built before 1978 for FHA and veteran's loans.
If your appraisal is below an offer, you can either lower the price to the appraisal or get out of the contract and try to sell it again.
